Let Only
The let-only service is a basic, one-off fee-based service where we find a tenant, conduct background checks, prepare the tenancy agreement and associated move-in paperwork, and handle the initial move-in, but the landlord remains responsible for all ongoing property management and tenant relations after the tenancy begins.
This service provides efficiency for landlords by covering the initial tenant sourcing and onboarding process, but it requires the landlord to take over rent collection, property maintenance, and other daily management tasks
Fee - 50% of the first month's rent (Minimum fee £750 )
Letting and Rental
We are responsible for locating and securing a suitable tenant under the let-only service agreement, and also managing the collection of the monthly rent payments.
Additionally, we actively pursue any outstanding rent arrears to ensure timely payment. However, the landlord remains in charge of organising and overseeing any necessary repairs, as well as maintaining direct communication with the tenant for all other matters.
Fee - £85 pcm
Letting and rental with inspections
We are responsible for locating suitable tenants and collecting the rent in accordance with the Letting and Rental Service Agreement.
Additionally, we perform regular periodic inspections of the property, during which we provide a detailed written and photographic report.
This report outlines the overall condition of the property, highlights any necessary maintenance or repairs, and identifies any specific areas that the tenant needs to address or improve.
These thorough inspections help ensure the property is well-maintained, and any issues are promptly managed.
Fee - £100 pcm
Fully Managed
Our full management service is a highly comprehensive outsourcing solution for property operations designed specifically for landlords.
This service is expertly handled by experienced professionals who take care of the entire tenant lifecycle, covering every aspect from finding and thoroughly screening prospective tenants to collecting rent on time and coordinating all necessary property maintenance and repairs.
Additionally, the service encompasses managing a wide range of administrative and financial responsibilities, including drafting and overseeing lease agreements, conducting regular property inspections, and ensuring full compliance with all relevant regulations and legal requirements. The ultimate goal of this service is to maximise rental income for landlords while significantly reducing their workload, stress, and financial risk associated with property management.
Fee - 10% of the monthly rental
